SQPK seeks out unique multi-unit residential & commercial properties in popular tourist areas, designing the properties exclusively for short-term rental use and managing the homes as upscale rooms & vacation rentals under the HOLT brand.

We are designers, developers, owners and partners. We have grown our in-house team to be able to source, sign, design, develop and manage assets in geographies that generate attractive yields and exciting appreciation expectations.

CURRENT HOLDINGS

HOTEL DE MI INDEPENDENCIA

Oaxaca, Mexico

  • SQPK connected with the owners of a dilapidated 120-year-old hacienda in Oaxaca's Centro Historico, only three blocks from Zócalo. The family had resisted prior entreaties from companies looking to convert the space into retail. SQPK shared their vision for a hotel dedicated to the memory of the family's matriarch and working women everywhere, and a deal was struck. 

  • Taking just under a year to complete, SQPK invested alongside the owner as the LP. SQPK designed a luxurious space not yet seen in the city, with a maximalist glam retro-modern finishing. 

  • Operated by HOLT at nearly a 90% year-round occupancy, the Hotel De Mi Independencia stands as a must-visit accommodation for travlers from all over visiting Oaxaca. The hotel will inspire future projects in the city and state of Oaxaca.

HOLT OLD TOWN

Bucharest, Romania

  • SQPK partnered with a single investor, the owner of the premier last-mile delivery service in Romania, to renovate a historical monument building in the heart of downtown Bucharest. SQPK and the LP invested over €7 million into restoring a four-story building in Old Town. 

  • SQPK restored the exterior facade, and ground-up rebuilt the interior. A commercial basement was added and ground level built for retail. The top three floors were designed as an apartahotel, with the flexibility of renting individual studios or unlocking adjoining doors to make two- and three- bedroom suites.

  • Managed by HOLT, SQPK’s first contactless hotel was born. This gem of an asset will remain a jewel in their portfolio for years to come as a mixed-use commercial and residential space in the heart of Bucharest.

VILLA NORIA • LA CASA DEL BARRO VERDE

Oaxaca, Mexico

  • The property owner was looking for a long-term partner as the property was aging and no longer commanding the rate it should have. The owner didn’t have the free funds to fully rejuvenate it.

  • SQPK made a capital investment in the property alongside the owner. SQPK brought in local architects, craftsmen and contractors.

  • La Villa Nora | La Casa Del Barro Verde is now a must-stay property for any large group visiting this cultural mecca in the heart of Mexico, and it is commanding an increased monthly cash flow to its owner through HOLT’s management.
